BUILDING SURVEY

For most people, purchasing a property will be the largest financial commitment you will make in your lifetime. Therefore, it is essential to be fully informed before proceeding to buy your new home. South East Surveyors Building Survey is the most comprehensive pre-purchase survey you can get for your money. This is our most popular survey and contains all the information you require, for any property type, to give you complete peace of mind as to what you are purchasing with your new home.

What is included?

  • Extensive desktop study (including typical concerns such as planning history and flooding through specialist searches for broadband availability and air pollution levels).

  • Full and thorough inspection of property and grounds, using specialist equipment as standard for every survey (including thermal imaging cameras, hygrometers, camera pole access for high areas, endoscopes etc. all in addition to industry standard equipment).

  • Extensive annotated photographic survey and useful diagrams

  • Advice on the construction and any associated issues

  • Advice on existing and likely potential defects

  • Advice on health and safety risks

  • Advice on repairs and improvements

  • Advice on elements that will require more frequent or costly maintenance

  • Detailed advice and general summary of legal matters to be investigated by your legal adviser

  • Observe services in everyday operation

 

This report will give you a comprehensive overview of the property, including all apparent and potential defects. The report will also greatly assist with solicitor enquiries and environmental concerns. The report can also help assist with potential renegotiations of the agreed purchase price, saving you money!

 

As with all of our surveys, we will also discuss with you any specific concerns or requirements you may have for the service to ensure these are included in your report.

We can also provide market valuations and/or BCIS Cost reinstatements for any survey we provide. Please advise if you wish to include these services in your quotation.

LISTED / HISTORIC BUILDING SURVEY

Our bespoke Listed / Historic Building Survey is carried out to the same comprehensive level of inspection as the Building Survey. However, this report is tailored specifically to give additional advice on properties that require a higher level of attention to detail. This survey is suitable for any listed or historic property.

HOME BUYER SURVEY

This survey is suitable for properties built post-1930, in average or better condition that have not been significantly extended or altered. This survey benefits from the same level of inspection as our Building Survey, but with a slightly more compact report due to the simplicity of the property type.

  • of traditional construction

  • that have not been significantly extended or altered

What is included?

This report is very similar to the Building Survey but excludes services such as advice on repair and maintenance issues. For this reason, it is not deemed suitable for properties built prior to 1930 where specific advice on repairs and maintenance is deemed essential. Generally, we would always recommend the Building Survey – which is our most popular product as it the most comprehensive.

 

The report will also greatly assist with solicitor enquiries and environmental concerns. The report can also help assist with potential renegotiations of the agreed purchase price, saving you money!

DEFECT REPORTS

We provide Defect Reports for specific issues of concern within a property. These can include (but not limited to) issues such as:

  • Damp

  • Condensation

  • Structural concerns

  • Roofs

  • Woodworm

  • Timber rot / decay

  • Thermal efficiency

  • Health and safety concerns

 

The report will focus on the issue(s) of concern and will provide a diagnostic analysis of the issue and will outline any necessary remedial works that are required. It should be noted this survey is not a Building Survey of the entire property and will only focus on the issue(s) of concern.

 

This survey is suitable for anyone looking for a detailed report on a specific issue within a property.

BCIS Reinstatement Cost

South East Surveyors Ltd can provide BCIS Reinstatement cost assessments (also known as a rebuild cost, building sum insured or fire reinstatement cost). This is essentially the amount it would cost to rebuild the property if it were totally destroyed (for example by fire). A Reinstatement Cost is often required by home insurers and it is very important the stated cost is accurate otherwise you may find yourself under-insured.
