DIRECTOR-LED NEW BUILD SNAGGING SURVEY
COMPLIANT WITH NHQB REQUIREMENTS
Newly constructed homes should be delivered to a high standard. However, defects — both minor and significant — are common even in recently completed properties.
A professional snagging survey provides an independent record of items requiring rectification before the expiry of relevant developer timeframes.
Each inspection is carried out personally by Chartered Building Surveyor Tom Whitworth MRICS.

WHAT IS A SNAGGING SURVEY?
A Snagging Survey is a detailed inspection of a newly built property to identify defects, incomplete works and quality concerns following practical completion.
Snags may include:
- Finishing defects
- Poor workmanship
- Incomplete installations
- Inadequate detailing
- Cosmetic damage
- Functional deficiencies
Many of these issues may not be readily apparent to a purchaser without professional inspection.
NHQB COMPLIANCE
In accordance with New Homes Quality Board (NHQB) requirements:
- We are members of recognised professional bodies (RICS and RPSA)
- We hold appropriate Professional Indemnity Insurance
- Inspections are undertaken within professional competency
- Reporting aligns with recognised snagging checklists
Reports are structured to assist in formal communication with developers.
WHAT MAKES OUR APPROACH DIFFERENT?
DIRECTOR-LED INSPECTION
Your property is inspected personally by an experienced Chartered Building Surveyor.
SYSTEMATIC, EVIDENCE-BASED REPORTING
Reports include clearly itemised defects supported by high-resolution photographs.
STRUCTURED FOR DEVELOPER RESPONSE
Findings are presented in a clear format suitable for submission to developers, reducing ambiguity and potential dispute.
INDEPENDENT PROFESSIONAL ADVICE
We are not affiliated with developers or contractors. Our role is to provide objective assessment.
WHY A PROFESSIONAL SNAGGING SURVEY MATTERS
Developer sign-off does not always guarantee defect-free completion.
Where snagging issues are not identified and reported within the relevant timeframe, responsibility for rectification may become more complex.
An independent inspection provides:
- A clear record of outstanding items
- Professional categorisation of severity
- A structured basis for communication with the developer
The objective is not confrontation, but clarity.
SCOPE OF SERVICE
A Snagging Survey focuses on observable defects within a newly constructed dwelling.
It does not constitute:
- A structural warranty inspection
- A full Building Survey
- An intrusive investigation
If wider concerns arise, we will advise accordingly.
FEES
Each property is quoted individually based on size and complexity.
To provide a quotation we require:
- Full property address and plot number
- Agreed purchase price
- Developer and development name
- Brief summary of accommodation
Our fees reflect the time required for a thorough, systematic inspection.
PROFESSIONAL CLARITY BEFORE OCCUPATION
A snagging inspection provides structured, independent documentation of defects prior to occupation or within the developer’s rectification period.
